What is a property option?

An option on a property is an agreement made between a vendor (property owner) and a developer to exchange land for an agreed price, at an agreed time. It is important to note that an option enables a vendor to achieve an above market value for their asset.

Option terms are usually around 24 months, so you do not have to move right away and will have the luxury of plenty of time to find your next property.
The agreement between the vendor and developer is secured with a small option fee payable to the vendor.

Following this, a developer like Opland is granted a certain amount of time to improve the value of the land by obtaining a Development Approval (DA) from Council.

As a vendor, you will be a key beneficiary of the property option, because once the developer has the DA in place, it improves the value of the property and as the owner, until the property is officially purchased you are the direct holder of this improved value.

It is this ability to be able to improve the value of the property without the burden of initially purchasing the land, that allows the developer to share some of the increased value with the property owner. That value is shared through being able to offer an above market price.

As per the initial agreement between the vendor and developer, the property is then sold, and construction can commence.
